IMPORTANT TIPS FOR PROPERTY SELLERS

Make your 200% decision within your family member before to put your property in the market to sell, lease or rent through a real estate agent and their brokerage. Never put your property in the market if you are not fully decided yourself or with your key family member whether to sell or not. Should not come any objection when appointed an agent brings the genuine buyer to see the property.
 

Analysis the reasonable market value of your property as per current market before to bring it in the property market. If you put unexpected or unreasonable value (price) for your property rather than local current market value, it will never be dealt rather not to bring it out in the market. This means you are wasting your time for three sides (seller, appointed agent and the buyer).
 

When you are putting your property in the market to sell; you must be aware that all proper documents of the property should be up to date and prepare the copies of it. So that when buyer likes your property, in the second phase they will ask you to avail the all zerox copies of the necessary documents of the property to check it out. You have to provide the right document to the buyer on time when he/she asks it. If you delay to provide it by your own reason, think that; that is your fault not to be sold or dealt on timely.
 

Always there must be similar and exactly the same measurement in your paper and field. If it differs in between paper and field, try to make it exactly then only put it for sale.
 

To be dealt your property timely means you have your quality property. It means, if you have your quality property, no matter it will be dealt timely. Disqualified property never dealt timely.
 

Quality property means:
at least 12 feet above road access, best residential or commercial location, if house, how beautiful and good finishing how old it is, at least have one car parking space, also now days most of the people started to think about vastu issue as well, public transportation facilities from/to your property located, distance issue outside/inside ring road, hassle free from any kind of legal issue, good neighborhood, no objections from neighborhood members, usual frontage(mohada, mostly within Kathmandu valley most of the Nepalese like south, east, west facing land or house.
 

Think that property buyers are so intelligent in this cutting internet online age. They would have been looking so many options. You may catch them timely all it depends upon your impressive presentation at first meeting on the spot regarding your property. It’s better to explain clearly and honestly by yourself rather than by an agent when an appointed agent comes with a buyer to visit your property.
 

We have our high experience that many property sellers are failing in this regards. Do not come with your property just saying I want to sell it instantly by hook and by crook. Beside this you must have to think about your proper documents whether it is up to date or not. If somewhere and something is wrong and missing, you will miss it to deal your property on time. We strongly suggest you that you must be aware by yourself from the beginning.
 

For instance, you have a house to sell. Obviously you need to have house completion report paper (depends upon size of storey and modification) you have to think about this whether you constructed it as per your approved design or more than it. Or how you can manage or satisfy your buyer or how you can make it registration pass for buyer on time.
 

In the other hand, think that most of the buyer doesn’t want to buy any property in full cash basis. Whoever (buyer) wants to buy it through the banking finance. That time, bank will ask first necessary strong documents from the side of property owner. Failing to submission the asked documents to the bank, buyer cannot buy your property. For this also you would have a strong supportive document of your property for your buyer.
 

If your property have less than 10 feet access road, it is quite difficult to buy through the banking finance. The result, only possible when buyer is ready to settle the full cash amount. And in this case very few buyers can do it for low budgeted property. Otherwise most of the buyers want to buy it through the banking finance.
 

Your selling price must be always the same with any kind of brokerage agent. If it differs in the market, it will harm for you to be dealt upon your expected timeframe.  It gives the negative impressions in the market and it will effect for your property. As a result you cannot sell it in the right time or in right price.
 

Choosing any local government registered brokerage agent or a local freelance agent is your choice (policy makers are exercising to implement it as an international and systematic way means all sellers and buyers must go through the registered real estate agency and all deals must be done just through the license holder agency only) but at the end price must be similar in the market. Doing this; your property will be sold out as soon as possible in the market subject to the quality of your property.
 

We would like to suggest you to choose a proper and professional registered local brokerage agent (real estate agency) to deal your property and in professional manner. This type of agency will give you all types of related services within its working boundary.
