Crucial information for property sellers which makes very much difference to success the deal. Many property sellers have a difficulty on the dealing time due to lack of information regarding to collect the proper documents of their property when serious buyer asks for it to check and see the proper information.
The dealing always goes phase wise as following:
1) First phase :
Seller publishes out or lists their property in the market to sell their valuable property through any professional real estate agency/agent or broker. It will spread out day by day in the real estate market.
2) Second phase :
Those properties come to the real buyer and they prefer to check out those properties by the help of any professional website or by any other source and see those properties on the spot through any broker or mediator or professional real estate agency.
3) Third phase :
If the property is matchable for the real buyer, the buyer wants to see or check the proper documents regarding the property. This time buyer needs just few proper documents such as (i) copy of property registration ownership (lalpurja) (ii) copy of blue print (naksa) to make sure whether the said property is exactly ok or not. If the whole documents are correct and ok, then table talk will go on or face to face meeting in between buyer and property seller in order to negotiate the price.
Incase if mutual negotiable have been done for the rate and documents are up to date no any case, hassle, problem, regarding the property (clean and clear) then buyer can make an advance or book the property.
Normally now days buyer can buy the property in two ways, one is direct and by full cash payment the other way is by the loan process from the commercial bank finance and more than 90% are such buyers. After making the advance payment (baina) now buyers needs the following documents as soon as possible from the property seller.
Sometimes some deals have been cancelled due to tailoring to provide the proper documents on the right time from the property sellers. Stay out of rush to prepare it at last minute.
After making the advance payment now the buyer needs the following documents from seller within the time frame.
If buyer is ready to make registration pass that property on the cash basis then seller must to prepare the following documents and show it on the land reform office (malpot office) on the day of registration pass.
If both ( land and house/building):
Original lalpurja (property registration ownership)
Original citizenship of both buyer and seller
Blue print
Access road certificate (gharbato) from VDC or ward office
Yearly tax clearance receipt (tiro tireko rasid) from VDC or ward office
House/building designed paper along with its authorized from VDC ward office
Completion certificate of the constructed house/building (nirman sampanna pramanpatra from local VDC or local ward officer or metropolitan office.
If land only :
Copy of lalpurja (property registration ownership)
Copy of the citizenship of the seller
Blue print original stamped by the office of the land reforms (malpot)
Copy of the tress map
Access road certificate (gharbato) from VDC or ward office
four boundaries clearance letter (char killa paper)
Yearly tax clearance receipt (tiro tireko rasid) from VDC or ward office
Also documents to be submitted to the bank by buyer side along with above all documents
full name and address as per banks proper form
Copy of citizenship
monthly income proof
Copy of the paper of the advanced/booked (baina gareko kagaj)
